Starting from 2007 to this present Quarter 2016, the same ten representative residences are appraised every 90 days, using the model-match sales method.

After three consecutive Quarters of slightly rising to stable prices, Q4 shows overall slight declines (2015 to 2016 Year over Year home appreciation in Orange county was on average between +5.3 to +5.7%).

These eight included: the classic California ranch home, the five detached two-story houses, the one-bedroom condo, and the two-story townhouse.

The two properties that showed slight price increases included: The luxury High Rise condo and the ranch home within a guard gated senior community.
